Step 1 INITIAL CONSULTATION
The first step is to meet with a member of our team. In this meeting, we will get to know you and what you want to achieve with your new build or renovation. We will listen to all your wants and must haves, discuss the budget, suitability of your land, the council process and all the other aspects involved in building. This is also a great time for you to ask questions and to make sure that you feel 100% comfortable with engaging Blag Homes as your builder. We also understand that in today’s society people can be time poor, for this reason we offer after hours appointments and we can come to you.
Step 2 DESIGN
The 2nd step to building your dream home is design. After our first consultation, if you are happy to engage us to build your home, our designer will draft a concept floor plan in order for Blag Homes to provide you with a brief. After visualising your inspirations and our thinking, our team will ensure you have exactly what you want in your dream home. This is also a good time to look over the plans and make sure you have covered all you needs. We will then make any final changes and proceed to have the elevations drawn. Blag Homes also offer a 3D view of your new home so that you can see what your new home’s façade will look like.
Step 3 INITIAL SELECTION AND QUOTATION
Once the floor plans and elevations have been reviewed and upon your approval, our team will take you through the requirements and specifications. After that, we will provide you with a preliminary fixed price quotation (including footings) and product inclusions for your new home.
Step 4 PRE CONTRACT CHECK
With any of your changes finalised and formally documented, our team will provide you with a Contract for you to review. This Contract provides you with an opportunity to check that all your requests have been correctly included before you proceed to the next step of signing a contract.
Step 5 SIGNING THE CONTRACT
Once you are happy with all details and have accepted the Contract, our team will provide a Contract and working drawings for you to sign (and then for us to countersign) before an original set is returned to you for your records. We will also issue you with a Builder’s Pack so that you can give it to your bank or broker should you require finance for your new home.
Step 6 APPROVALS
In accordance with your contract, all relevant documents (Working Drawings, Energy Efficiency Reports, Engineer Reports, Builder’s Indemnity, Timber Layouts, Truss Calculation and Builder’s Specification) will be prepared by Blag Homes. We will then lodge all relevant applications to council and obtain the approvals in order for site works to commence.
Step 7 REVIEW OF SELECTIONS
Once the documents are approved by the local council, it’s now time for you to finalise all selections. Blag Homes have the very best suppliers that feature a great range of latest products, on display at their home selection centres to suit all your needs. One of our experienced building coordinators is on hand to personally guide you through the process and provide expert advice to you on your selections.
Step 8 CONSTRUCTION
Upon the completion of all selections and development approvals, your site works will commence. Our team will keep you well informed and updated through the entire building process. We will be open to any discussion and enquiry you may have regarding changes and concerns during the course of the construction. You are always welcome to visit your new home with your project manager during the construction process. Alternatively, you can use our Client Login option to view weekly images, the construction schedule and all your home documents.
STEP 9 HANDOVER
All Done! Our Project Manager will meet you at your new home. We will walk through each room and every detail to make sure you are 100% satisfied with the level of quality in your new home. Once you have gone through this process, our Project Manager will present you with the keys to your home.
Step 10 SETTLING INTO YOUR NEW HOME
The last step is for you to enjoy and settle into your dream home! Certificates and warranties will also be provided for you – Blag Homes offers a 3 month maintenance period and a 25 year structural guarantee for your peace of mind.
